How We Work

The Process

Every good project starts with a good plan. John Shea draws upon a wide range of expertise as he guides you through every step of the process.

Idea
During the first meeting, John wants to hear from you. He believes that before embarking upon the journey of a new project, it’s important for him to understand your vision. John will take from his years of experience and brainstorm on ideas for achieving your goal. He is never shy and won’t hesitate to give his opinion on what may or may not work for your home. Open conversations and a clear vision are essential keys to giving you the best bang for your buck.

Design & Budget
After the initial meeting, John will use your “before” pictures and measurements to design a new floor plan. From that floor plan, he will outline a budget for the project. At the next meeting, John will review the project plan to see if it meets your needs and desired budget. He wants to ensure that you understand the cost of a design before you spend money on it. By no means is this the final design. From here, John will utilize a licensed architect to continue the process. The next step in the process is a Design Agreement.

Design Agreement
This agreement enables Callier Thompson Shea Construction & Design to bring in the services of a licensed architect. First, they will take accurate measurements in order to start the design. John sits in during each meeting with the architect and sharing his knowledge of construction and helping to control the budget. Licensed architects introduce wonderful ideas and designs, and you’ll want to explore them all… but with the knowledge of what it will cost.

After a design is chosen, which includes floor plans and elevations, John will arrange a walkthrough of your home with trade contractors (i.e., electricians, plumbers, etc). During this walkthrough, various trade contractors will access the plan and site for the best way to complete their tasks. This is often when construction obstacles that may impact the budget are discovered. From this walkthrough, the contractors will provide Callier Thompson Shea a firm contract for your job.

Also, during this time you can select interior finishes (i.e., cabinets, plumbing fixtures, flooring, windows, door, electrical fixtures and appliances). John will walk you through each one of these stages. John also works with the Certified Kitchen & Bath Designers at Callier & Thompson for interior design and finish selections.

With all of this information, you are presented a firm construction proposal that will detail all products and selections, including a clearly written description of the work to be performed by trade contractors.

Construction
After all permits have been acquired and neighbors notified that work is to begin, demolition and construction get underway. You will receive a time line detailing how the plan will progress. The Project Manager will ensure your home is protected during construction and that all necessary materials are available to the trade contractors.

Callier Thompson Shea prides itself on getting the job done quickly and correctly. You want them there, but they also know you want your home to yourself again. This process is about making your home its most incredible self and keeping you happy in the process.
